Because it is not
attracting visitors
Your site
does not have high positions on the search engines. The site
needs to be optimized for the engines. Or, you can utilize the
Pay Per Click engines to get top placement and visitor traffic.
Because it is
Targeted for only 5% of the Buyers
Ninety
percent of the home buyers visiting real estate websites
are not ready to talk to a Realtor and are not ready to buy. The
majority of websites are designed utilizing the traditional real
estate marketing philosophy that is "selling the Realtor". These
sites are addressing the 5% of buyers who are shopping for a
Realtor. The ninety percent who don't want to talk to a Realtor
are turned off by these sites. These buyers do not want to
expose themselves to sales calls and e-mail from a Realtor.
Because it Does Not
Compel Visitors to Contact You
Your site
must offer the home buyer information and services that he
wants. The number one item that buyers want is access to the MLS
listings. The majority of buyers want this access without
exposing themselves to phone calls and e-mails from a
salesperson. Offering the buyer what he wants in a presentation
that says "I will not contact you unless you request
communications" will encourage the buyer to provide his search
criteria and contact information.
Because it Does Not
Offer What Buyers Want
As above,
the buyers want information and service. Offering unique
information about your city and the neighborhoods along with
loads of photos will keep the buyer in your website. Remember
the old saying "A photo is worth a thousand words". This is very
pertinent in this situation. Buyers love photo galleries with
pictures of the local area and examples of homes. The more, the
better. Offer to preview a home for the buyer sending him photos
of the neighboring houses and the community.
