Getting Leads But Not Sales

The Real Story About How to Succeed on the Internet

Our purpose with this news letter and web site is to provide Realtors with an educational resource that provides accurate information about real estate marketing on the Internet. Our sources include some of the most successful Realtors on the Internet and our staff of Internet marketers. Since the earliest time the real estate industry has approached the Internet with web site designs based upon the traditional real estate marketing philosophy. The Internet has become a serious element in real estate marketing but the real estate industry has not adapted its' marketing to this medium.

Real Estate Industry Leaders Have Failed

Industry leaders have failed to create educational resources that would provide Realtors with the knowledge to develop successful Internet marketing programs. While many self-proclaimed guru's offer Internet advertising information as a part of their seminars and books, this information is either very dated or just plain wrong. The problem is one of dollars and cents. Information on how to succeed on the Internet is so valuable that the individuals who have this knowledge are not making it public. They are using it to their own advantage.

While the industry is attempting to adjust its' attitude regarding the MLS's and access to home listings, this same monetary issue is impacting the decisions in this area also.

A Major Paradigm Shift

The Internet and the behavior of the home buyer on the Net is causing a major paradigm shift in the process of buying and selling real estate. The Realtor and Broker no longer hold the MLS database as captive information. Ten years ago the home buyer was forced to seek out a Realtor or Broker to get information on homes for sale. This is no longer true in most areas of the country. The buyers can now go up on the Internet and gain access to most of the MLS's around the country. The Realtor's control of this access has been largely removed thereby eliminating a critical element that drove buyers to Realtors. Given the nature of the Internet Realtors can no longer use MLS access as a tool to capture home buyer clients. The real estate industry as a whole must develop a new marketing philosophy to capture the Internet home buyer.

What is This New Paradigm and How Can Realtors Address It?

We have invested considerable time and resources in research on this new paradigm. We documented a requirements analysis and developed a new marketing philosophy that we have been actively testing since May of 2006. The early results are in and this new concept is producing results five to ten times that of traditional web sites.  We have done simple modifications to existing web sites and achieved a significant improvement in lead generation. We are continuing to refine the concept in an effort to achieve a maximum in lead generation as well as a maximum transaction conversion rate.
