You're Getting Leads But Few Sales

Your website is producing leads but you have not been able to convert leads into sales. Buyers are not responding to your e-mails or phone calls. Many buyers are giving you bad phone numbers and phony e-mail addresses.

If the buyer perceives your website as having a strong "sales pitch" they will avoid giving you accurate contact information.

Buyers will send you their contact information in order to get access to the MLS or for you to send them listings. This does not mean they want you to contact them. Your inquiry form should allow the buyer to indicate that he does not wish to be contacted or to request that you call him. An initial e-mail should offer information with a qualification that you will not continue to send e-mails unless they respond.

The majority of transactions occur four to six months after first contact. You must utilize a drip mail system to keep your name in front of the buyer until he is ready to buy. Too many Realtors give up on a lead because they don't get an immediate response. Remember, 90% of the buyers are not ready to talk to a Realtor because they are in an information gathering stage. They will not respond to your e-mail or phone calls because they want to avoid a sales pitch.
